Under the Neighborhood Preservation
Program, low interest loans are available to qualified
homeowners to make improvements and rehabilitate their
home.
You must own your home and occupy it
It must be located in the County of Orange unincorporated
area
You must not have received a County Loan and/or
Grant within the last 15 years.
Must have an acceptable credit rating.
Applicants must fall within 80% of the Area Median
Income (up to 120% in some cases) for the county as
shown in the table below
Must not have filed for bankruptcy within the last
eighteen (18) months from application date.
Total value of home cannot exceed 120% of current
median Orange County sales price.
Total debt to income ratio must be less than 60%
of household income.
Total net assets not to exceed $150,000 (excluding
equity in principal residence)
Total liquid assets not to exceed $50,000 (liquid
assets do not include retirement accounts but does
include Certificate of Deposits, savings and checking
accounts, stocks and mutual funds).
Existing home loan cannot exceed 90% of fair market
value before improvements
Loans will be secured by a Deed of Trust.
Total project cost cannot exceed $50,000.
The only eligible improvements are the repair or
replacement of:
No cosmetic or interior items allowed unless to
correct a Health and Safety code violation

Continuum of Care System for the homeless which focuses
on homeless prevention, outreach and assessment, emergency
shelter, transitional housing, supportive services, and
permanent supportive housing..
